Real Estate Agent Referral Program Terms & Conditions
Offered by Timberlake Homes
Timberlake Homes is pleased to offer a cooperative referral compensation program for licensed real estate professionals. To be eligible for referral compensation, the following terms and conditions apply:
- Licensing Requirement
The referring agent must hold an active real estate license and be affiliated with a licensed real estate brokerage in the jurisdiction where the referred client is purchasing a home. - Client Registration
Agents must register their client prior to the client’s first visit to any Timberlake Homes sales office or model home. Registration must include the client’s full name, phone number, email address, and physical address. - Registration Validity
Each client registration is valid for a period of six (6) months from the client’s initial visit. After this period, the agent must re-register the client to remain eligible for referral compensation. - Procuring Cause
To qualify for compensation, the referring agent must be the procuring cause of the sale. This means that the client’s visit to the Timberlake Homes Sales Center must result directly from the agent’s recommendation, and the client must subsequently enter into a purchase agreement for either a to-be-built or move-in-ready home. - Broker Registration Form
A completed and signed Broker Registration Form is required prior to or at the time of contract execution. This form must be signed by the client and submitted to Timberlake Homes to confirm agent representation. - Single Agent Compensation
Referral compensation will only be paid to one agent or broker per transaction. Dual agent submissions or disputes will default to the first valid registration on file. - Contract Requirements
Referral compensation is only applicable to non-contingent purchase agreements and will be paid at the time of settlement. - Cancellations
In the event a contract is canceled or does not proceed to settlement, no referral compensation will be paid.
